World Class Outer Ring Road Set to Change the Real Estate Scene in Chennai


Chennai's infrastructure and connectivity continue to be engaging the attention of the Government. In the Second Master Plan that is being discussed and implemented at various levels, connectivity is receiving utmost attention.

With a slew of Ring Roads, Bypass Roads and Peripheral Road, authorities hope to solve the connectivity problem and ease congestion in the City. The OUTER RING ROAD takes the cake amongst all the Road Projects the CMDA has taken-up so far. This is one of the major projects to regulate develop­ment in the Second Master ­Plan and ease congestion.

These projects must be kept in mind and should be a guide for Chennai Real Estate investors in their Investment Options.

Vandalur to Minjur

Planned with great foresight, it is a 62 KM multi-modal transport corridor connecting Vandalur in the South with Minjur(Nallur) in the North at the Thiruvottiyur-Ponneri Road, close to Ennore Port and other Industrial areas in the North. The road will cross 3 National Highways- at Nazarathpet on NH-4 (Bangalore Highway), at Nemellichery on NH-205 (Chennai-Tirupati-Anantpur Highway) and at Padayanallur on NH-5 (Chennai-Calcutta). 

The Vandalur to Nemillichery stretch, a length of 29.65 km, is being implemented as Phase-1 of development and is almost complete. The land acquisition for the stretch between Nazarathpet and Nemilichery is in full swing. 

World Class Infrastructure

ORR is planned as a six-lane highway with some land re­served in the middle for future rail fa­cilities. The project is 400' wide. Spaces have been earmarked for Residential, Com­mercial and non-polluting In­dustries to come up along the ORR's extent. Though the CMDA had acquired a 400'-wide stretch for the 62 km long ORR, the vehicle corridor will be around 250' only while the rest is reserved for  buffer zone to provide space for wayside amenities, commercial establishments and, if needed, space for future expansion of the road. Buses will have separate Bays for the commuters to board and alight which will ensure free flow of traffic unlike in other arterial and ring roads. It is said that this Road will be the first- of-its-kind in the country for all the facilities put togather.

Impact on Real Estate

It is expected that the ORR will open out at least 700 sq km for development. Especially,  the in­tersections of the Outer Ring Road and National Highways are expected to witness significant Real Estate growth. Also, Grid of Roads are planned in the villages along the ORR. The Mudichur and Pazhanthandalam villages (both close to Tambaram West) have already been taken up as pilot projects for laying Grid of Roads..

The provision for Commercial de­velopment along the corridor is also likely to draw investments. The earmarking of land for future Mass Rapid System or Light Rail Transit is expected to boost connectivity and thereby promote growth. It is reported  that so far, the rate of appreciation on ORR has been higher than on Old Mahabalipuram Road, East Coast Road and the Bangalore highway.

The main places to watch for Real Estate activity are: Vandalur-Mannivakkam, Poonamallee, Thirunindravur, Minjur and the adjoining villages.
